How Firing Marketing Gurus Made Me Over $500k In My Real Estate Business
Hi, I'm Tony. I've made a bunch of money in real estate. And I hate marketing gurus. So I'm sharing what I did to make money... and how I'm now making money for other agents.
Where the beef started.
I was a brand new real estate agent, with no idea I was about to make as much as a doctor in the next couple years. I had a bunch of friends who started at the same time as me, ready to crush it.
But, we didn’t have any clients. So here’s what we were told to do in order to get them:
Host open houses
Pay for marketing like all the big time agents do
Cold call, door knock, or find other ways to annoy people until they give you their business
Post excessively on social media until we were seen as “experts”
But, I’m bad at listening to people.
So what did I do? None of these.
That’s right - I did NONE of the things I was “supposed to do”.
And I managed to make it into the top 2% of agents nationally within my first 12 months.
However, once I got there I looked around and didn’t see any of my friends there with me. In fact, most of them had quit the business entirely or still had second jobs in order to make ends meet.
What gives?
Why 8 out of my 9 friends didn’t make it in real estate.
I started asking myself, why did no one I knew have the same success I did? They (mostly) worked harder than I did, they were much more skilled, and many of them spent thousands more on marketing than I ever did.
So why did they fail and I didn’t?
Here’s the difference.
There was one thing that I was better at than they were, and that was getting quality leads. Not only that, but I built systems around getting leads that allowed me to convert those leads while I golfed on weekday afternoons, took extended out of country vacations, and built up a book of business that would feed my family for years to come.
But Tony, why am I reading about this?
It’s very simple. I’ve now built up 2 different real estate businesses that have generated healthy 6 figures per year of take home pay, both in very competitive markets (Nashville, TN and Los Angeles).
In addition to that, I’ve been doing consulting work for other agents and helped generate over $50 million in sales for them this year alone.
So maybe I’m cocky, but I do believe I’ve found a sort of “secret sauce” when it comes to marketing systems. So naturally I founded a company around it.
